Air Conditioning Maintenance
Some things can be DIY
Often times the adage "out of sight, out of mind" comes into play with our A/C systems. Regularly checking your system can go a long way in avoiding problems and expensive repairs. Even the little things can make a big difference if not discovered in a timely manner. A dirty filter can cause your system to freeze, resulting in damage to the heart of your system, the compressor. When landscaping and plantings start to intrude into the area around the outdoor condensing unit, it not only affects the operation of the system, but it makes it difficult for our technicians to safely access your equipment. Simply taking a few minutes after cutting the lawn to rinse any grass clippings from the unit can save on your energy bill and extend the life of your A/C system, plus, if you keep the bushes trimmed, the clear space around the unit allows for better air flow and, our techs will realy appreciate the working space!
One more thing. The question I have been asked most often is, "should I cover my outdoor unit?" The answer is NO ! The condensing unit is made to be outside in the weather. Wrapping it up for the winter only encourages critters to make it their home!
When you need professional service help
An important part of proper air conditioning maintenance is assuring that the electical components are in good, safe operating condition. After sitting idle all winter, moisture from condensation and debris from insects, like spiders, can accumulate around the intenal wiring. Most homeowners are not qualified and do not have the proper tools to work safely with the electrical parts of the system. Contactors, wiring connectors, and capacitors all degrade over time. Tightening loose wires and checking that the correct voltage and current are being supplied to your system will greatly improve it's reliability and efficiency. When done annually, a good maintenace program can eliminate most service interruptions.
Sometimes, the challenges are unique, not all are this friendly
Many times, if maintenance is "defered" to a later time, we find critters will move in. Often they are the cause for a system failure. Mice will chew on electrical wiring, bees build nests, other insects just clog up the works. By having your system regularly checked, these nuisance outages can often be avoided. Also, remember pets need to be kept away from your outdoor unit, as coil damage can result when your puppy confuses the A/C with a fire hydrant.
